Overview

RTC was commissioned to design and deliver a high-performance waterproofing solution for a stunning residential property in Lytham St Annes. With the architectural design led by Ben Jurin, the project required a custom approach to ensure long-term protection and durability. Our in-house waterproofing specialist, Jamie Willacy, took the lead in designing a system using Delta Membrane Systems—a trusted name in basement waterproofing.

The Challenge

This project posed a rare and technically complex requirement: to prevent water ingress while also containing water within designated areas. Designing a domestic basement with such dual functionality isn’t typical in residential construction and required meticulous planning. Ensuring full compliance with BS 8102:2022 (Code of practice for protection of below ground structures against water ingress) was critical.

In addition, integrating the waterproofing system seamlessly into the architectural design demanded close coordination between the design team and contractors to mitigate future risk.

The Solution

RTC developed a tailor-made waterproofing strategy using Delta Membrane Systems. Our approach included:

  • Type C cavity drain membranes, ideal for below-ground structures requiring manageability and reliability.
  • Detailed drainage and pump system design to effectively control and redirect water.
  • Close collaboration with the architect and contractors to ensure compatibility with the building design and structure.

Oversight and design sign-off by Jamie Willacy (CSSW qualified) to guarantee professional compliance and best practice implementation.

The Outcome

The result was a highly effective, dual-purpose waterproofing system that provides both protection against external water ingress and internal water containment where required. The system was installed efficiently and integrated smoothly with the overall build, setting a benchmark for domestic basement waterproofing.

This project not only demonstrates our technical capabilities but also underscores the value of involving a qualified waterproofing design specialist from the earliest stages of a basement project.
